Genetablering af toilet i gården
Den gode sommer sidste år gjorde, at mange forrettede deres nødtørft i vores havanlæg til gene for andre. Derfor har bestyrelsen valgt at genetablere toilettet i gårdhuset ved indgange til storskraldsrummet.
Toilettet åbner i starten af april og lukker ultimo september og vil løbende blive rengjort.

Affaldshåndtering – sortér bedre
Der er affaldssortering i gården af hensyn til miljøet og til ressourceudnyttelse, og vi beboere kan blive bedre til det. Sådan gør du:

  • Metal i metalcontaineren
  • Glas, rent, i glascontaineren
  • Batterier i batteribeholderen
  • Plast, hård som blød, i plastcontaineren
  • Pap, rent – dvs. ikke pizzabakker, i papcontaineren
  • Madaffald i lukket grøn pose i madaffaldsbeholderen
  • Aviser, magasiner, reklamer, bøger, breve, bonner og lignende i papircontaineren.

Affaldsskaktene er kun til køkkenaffald i lukket pose. Ovenstående må ikke smides affaldsskaktene.

Den store port mod gården
Den automatiske store port til gården har et stykke tid haft problemer med at åbne. Problemerne løses løbende. Oplever du, at portåbningen ikke virker, lad være med sparke til eller køre ind porten. Det kan gøre problemløsningen dyrere. Nødstopknappen åbner ikke porten. Nødstopknappen afbryder strømmen til porten, så porten standser åbning eller lukning. Formålet med nødstopknappen er at sikre, at ingen bliver fastklemt. Nødstopknappen skal kun bruges ved farer.
Åbner porten ikke med nøglebrik, kontakt funktionærerne.

Faldstammerenovering
Bestyrelsen har valgt at entrere med advokatfirmaet Molt Wengel, som er specialister i entrepriseret, til udarbejdelse af et notat om den ansvarsmæssige og økonomiske side af manglerne i projektet, herunder vurdering af ejerforeningens erstatningskrav på afholdte merudgifter samt  berettigelsen af Rambøll´s krav for ekstrabetaling mv. Notatet vil for bestyrelsen danne grundlag i den videre dialog med vores totalrådgiver, Rambøll, og vores hovedentreprenør, Finn L. & Davidsen, i arbejdet med at komme videre med færdiggørelse af den resterende del af faldstammerenovering.

Hjertestarter
Bestyrelsen har valgt at indkøbe en hjertestarter, som vil blive monteret under halvtaget på gårdhuset ved nedgangen til ejendomskontoret. Vores funktionærer vil inden for nærmeste fremtid komme på et teoretisk og praktisk kursus i brugen af den. Det teoretisk kursus (45 min.) udbydes også til interesserede beboere efter først til mølle-princippet grundet maks. antal kursuspladser. Bestyrelsen vender tilbage med dato, tidspunkt og sted samt åbning for tilmelding på det teoretiske kursus.

Branddøre til vaskerierne
Bestyrelsen og funktionærerne har arbejdet videre i forhold til undertryk i vaskerierne, efter branddørene er sat op. Undertrykket skabes, når tørretumblerne kører, og gør bl.a., at branddørene ikke lukker til, som de skal, og giver træklyd. Spjældløsningen i Vaskeri 2 og 3 løste desværre ikke dette til fulde. Nu er der fundet en ny løsning, som er monteret i Vaskeri 2, og som er afprøvet med succes. Da vi mener, at den løser problemet, monteres samme løsning i Vaskeri 3. Vaskeri 1 og 4 er anderledes udformet, og derfor arbejdes der videre på den rette løsning til disse rum.

Nye dørhåndtag i døre mod gården
Et længe ventet ønske er endelig blevet opfyldt. Nye dørhåndtag med greb, som kan betjenes med én hånd, til vores elektroniske nøglesystem er nu monteret på alle døre til gården på nær til dørene til køkkentrapperne.
Håndtagene blev skiftet i februar måned i år.

Reestablishment of toilet in the courtyard
The good summer last year made many people use the yard as toilet. Therefore, the board has decided to re-establish the toilet in the courtyard at entrance to the bulky waste room.
The toilet opens in early April and closes at the end of September and will be cleaned regularly.

Child day 25 May
Child day 25 May is held with play, juice and cake as well as coffee for the adults. Everyone – children as adults – are welcome. Waste – sort better
There is waste sorting in the courtyard for the sake of the environment and for resource utilization, and we residents can do better. Here’s how you do it:

  • Metal in the metal container
  • Glass and jars, clean, in the glass and jars container
  • Batteries in the battery container
  • Plastic, hard as soft, in the plastic container
  • Cardboard, clean – i.e. not pizza boxes, in the cardboard container
  • Bio waste in closed green bag in the Bio waste container
  • Newspapers, magazines, advertisements, books, letters and the like in the paper container.

The garbage chute is for kitchen waste only and in a closed bag. The above must not be thrown in the garbage chute.

The large gate to the courtyard
The automatic large gate to the courtyard has been having trouble opening for a while. The problems are solved continuously. Do you find that the gate opening does not work, do not kick or drive into the gate. This can make problem solving more expensive. The emergency stop button does not open the door. The emergency stop button switches off the power to the door so that the door stops opening or closing. The purpose of the emergency stop button is to ensure that no one is jammed. The emergency stop button should only be used for hazards.
If the door does not open with the electronic key, please contact our caretakers.

Drainpipe project
The Board has decided to ask the law firm Molt Wengel, who are specialists in contract law, to prepare a memorandum on the responsible and financial side of the deficiencies in the project, including assessment of the owner’s claim for compensation for additional expenses incurred, as well as the justification for Ramboll’s requirements for extra payments etc. The memorandum will form the basis for the Board in the further dialogue with our consultant, Rambøll, and our main contractor, Finn L. & Davidsen, in the work of moving forward with the completion of the remaining part of the drainpipe renovation.

Defibrillator
The board has decided to buy a defibrillator, which will be mounted on the building in courtyard near the stairs to the caretakers’ office. Our caretakers will soon attend a theoretical and practical course in its use. The theoretical course (45 min.) Is also offered to interested residents according to the first-come, first-served principle due to the maximum number of course enrollments. The board will return with the date, time and place and the opening for registration on the theoretical course.

Fire doors to the laundries
The board and the caretakers have worked further in relation to partial vacuum in the laundries after the fire doors have been installed. The vacuum is created when the tumble dryers are running, which means that the fire doors do not close, as they should, and provide draft sound. The damper solution in Laundry 2 and 3 unfortunately did not fully solve this. Now a new solution has been found, which is mounted in Laundry 2 and which has been tested successfully. Since we believe that it solves the problem, the same solution is installed in Laundry 3. Laundry 1 and 4 are designed differently, and therefore the right solution for these rooms is being worked on.

New door handles for doors facing the courtyard
A long-awaited desire has finally been fulfilled. New door handles that can be operated with one hand for our electronic key system are now mounted on all doors to the courtyard except the doors to the kitchen stairs.
The handles were changed in February this year.
