Nyt fra bestyrelsen medio august 2024

Oversvømmelser efter skybruddet og efterfølgende udfordringer
Det kraftige skybrud søndag d. 4. august forårsagede oversvømmelser flere steder i ejendommen, hvor flere af vores kældre, kælderrum, varmekælderen og vaskerierne var oversvømmet. Men slet ikke i den grad, som vi har set ved tidligere store skybrud.  Grundet tidligere skybrud, som har haft medført en del vand i vores kældere, havde vi fået installeret højvandslukkere på vores afløb i kældrene og vi kunne konstatere denne gang, at det har begrænset mængden af vand, der var trængt ind.

De bestyrelsesmedlemmer, der var til stede i ejendommen, umiddelbart efter skybruddet gik i gang med det samme med at fjerne vandet i kældrene for at mindske eventuelle skader.  Vi kontaktede selvfølgelig BELFOR, men de var lagt ned med henvendelser og det tog os 2,5 time i kø at komme i kontakt med dem.  Uheldigvis skete dette, mens begge funktionærer var på ferie, men funktionær Martin var rigtig god til at guide os via telefonen, når vi havde spørgsmål.

Mandag blev bestyrelsen gjort opmærksom på, at der var plaskelyde ved elevatoren i nr. 35. Der blev sendt bud efter Dansk Elevator Service, som kom ud, konstaterede vand i skakten og lukkede elevatoren ned. Tirsdag morgen blev skakten tømt og elevatoren blev åbnet op igen.  Onsdag sendte vi igen bud efter Dansk Elevator Service for at inspicere alle elevatorskakter, da der nu også var plaskelyde i nr 14. Der blev konstateret vand i skakterne ved nr. 8, 10, 12, 14, 16, 18, 37 og 41. Vandet er nu fjernet og elevatorerne skulle fungere som normalt nu.

Tirsdag eftermiddag sendte BELFOR et team ud i forbindelse med oprydningsarbejdet til at vurdere skaderne. Heldigvis kunne de hurtigt konstatere, at der ikke var tale om kloakvand i kældrene ved hverken Aksel Møllers Have eller Godthåbsvej Hvilket senere er blev bekræftet af vores egne videooptagelser fra kælderen. Vandet er kommet ind via vores dørene til gården og via vores afløb ved skakterne. Højtvandslukkerne har gjort, hvad de kunne, men mængden af vand på så kort tid, var for meget. Der var derfor kun tale om overfladevand. Grundet vores hurtige indsats med at fjerne vandet, så var der ingen umiddelbare skader. BELFOR sørgede for, at vi fik opstillet fem affugtere – tre i kælderen på AMH, en  på køkkentrappen i nr. 37 og en i varmekælderen.

Det bageste af kontorrummene i varmekælderen har dog vist sig at være en udfordring, da vand fortsat trænger ind ved loftet og gennem væggene., hvilket har krævet, at vi flere gange dagligt har måtte hjælpe de værste søer på vej mod afløbet. Funktionær Martin har informeret os om, at vandet i varmekælderen formodentlig stammer fra grundvandet, som siver ind gennem væggene. Dette problem har eksisteret i mange år, men er desværre blevet værre med tiden pga. den øgede grundvandsstand.

Funktionærerne og bestyrelsen vil løbende monitorere situationen og tage de nødvendige forholdsregler for at minimere skaderne.  Som en del af vores igangværende arbejde med en tilstandsvurdering af ejendommen har bestyrelsen i forvejen iværksat en grundig gennemgang af hele vores kloaksystem, herunder TV-inspektion. Målet er, at sikre at vores kloaksystem er i god stand og bedst muligt kan håndtere fremtidige belastninger.  Indtil dette arbejde går i gang, må vi dog fortsat forvente at  tilsvarende hændelser kan forekomme ved fremtidige skybrud.

Uanset hvor meget vi gør for at sikre ejendommen, vil det aldrig være muligt at sikre fuldstændigt mod at vand trænger ind i ejendommen, når mængderne falder så intenst som de gjorde søndag d. 4. august.

Den enkelte beboer har derfor selv ansvaret for at sikre sine ejendele i kælderrummet.  Har man som beboer fået vandskade på ejendele i sit kælderrum, skal man kontakte sig eget forsikringsselskab.

Gode råd ved elevatorstop
Vi vil gerne minde beboerne om, hvad man skal gøre i tilfælde af elevatorstop. Hvis man sidder fast i elevatoren, skal man naturligvis benytte alarmknappen eller ringe til Dansk Elevatorservice direkte for at tilkalde hjælp. Konstaterer man udefra, at elevatoren ikke virker, skal funktionærerne kontaktes indenfor almindelig arbejdstid. Om aftenen og natten kan Dansk Elevatorservice kontaktes; de respektive telefonnumre står i elevatorerne og på vores hjemmeside.

Høstfesten
Vi ser frem til at samles til årets høstfest lørdag den 14. september kl. 17:30 i gårdhaven. Arrangementet vil foregå efter samme koncept som sidste år med telte, grill, øl, vin og sodavand. Høstfesten er en fantastisk mulighed for at nyde godt selskab og fejre sæsonen sammen. Festen er forbeholdt ejendommens beboere, og vi vil gerne opfordre flere af vores yngre beboere til at deltage. Invitationer er på vej, og yderligere information om arrangementet og tilmelding følger. Teltet vil stå frem til mandag, hvor der igen i år vil være mulighed for beboerdrevne aktiviteter som fx loppemarked.

Det koster 50 kr. per deltager over 15 år at deltage i høstfesten, dog max. 150 kr. for en hel familie. Tilmeldingen sker ved betaling via Mobilepay 0306YF med angivelse af hvor mange, der deltager – både dem over og under 15 år.

Byvandring i Svømmehalskvarteret
Der er ledige pladser til 2. runde af de gratis byvandringer i Svømmehalskvarteret med Thomas Warburg, som finder sted tirsdag d. 20. august. Der vil være to ture, kl. 16:00-17:30 og kl. 18:00-19:30. På byvandringen vil I bl.a. høre historier om Guld-Harald og hans to store byggerier – Godthåbs Have og Hostrups Have samt boliger i Svømmehalskvarteret i 1800-tallet. Vandringen varer 1,5 time og kan rumme op til 25 deltagere. Tilmelding sker via foreningsmailen, ejerforeningen@godthaabshave.dk, og foregår efter først-til-mølle-princippet. Alle tilmeldte får en bekræftelse på tilmeldelsen, og hvis tilmeldingen overstiger antallet af pladser, vil der blive oprettet en venteliste. Bemærk, at arrangementet ikke er egnet for børn under 8 år.

Legeredskaber i gården og haven
Vi anmoder forældre om at huske rydde op efter deres børn, når man har brugt gården og haven. Legeredskaber kan fx deponeres i barnevognsskuret, hvor man også kan parkere helt små barnecykler. Det vil sikre en pæn have samt mindske presset på cykelstativerne. På forhånd tak 😊

News from the Board August 2024

 Flooding after the cloudburst and subsequent challenges
The heavy cloudburst on Sunday, August 4, caused flooding in several areas of the property, where multiple basements, storage rooms, the boiler room, and laundries were flooded. However, not to the extent seen in previous major cloudbursts.   Due to earlier cloudbursts that caused significant water damage to our basements, we had installed non-return valves on the basement drains, and this time we observed that they helped limit the amount of water that entered.   The board members present at the property immediately after the cloudburst started working to remove the water from the basements to minimize potential damage.   We contacted BELFOR, but they were overwhelmed with calls, and it took us 2.5 hours in line to get through to them.

Unfortunately, this occurred while both caretakers were on vacation, but caretaker Martin was very helpful in guiding us over the phone when we had questions.

On Monday, the board was informed of splashing noises near the elevator in building no. 35. Danish Elevator Service was called, and they found water in the shaft and shut down the elevator. On Tuesday morning, the shaft was emptied, and the elevator was reopened.  On Wednesday, we once again called Danish Elevator Service to inspect all the elevator shafts, as splashing noises were now heard in building no. 14. Water was found in the shafts at buildings no. 8, 10, 12, 14, 16, 18, 37, and 41. The water has now been removed, and the elevators should be functioning normally.

On Tuesday afternoon, BELFOR sent out a team as part of the cleanup work to assess the damage. Fortunately, they quickly determined that there was no sewage water in the basements at either Aksel Møllers Have or Godthåbsvej. This was later confirmed by our own video recordings from the basement. The water entered through the doors to the courtyard and the drains near the shafts. The non-return valves did their best, but the volume of water in such a short period was too much. It was therefore only surface water. Thanks to our swift response in removing the water, there were no immediate damages. BELFOR set up five dehumidifiers—three in the basement at AMH, one on the kitchen staircase in no. 37, and one in the boiler room.

However, the back office in the boiler room has proven to be a challenge, as water continues to seep in through the ceiling and walls. This has required us to assist the worst puddles toward the drain several times a day. Caretaker Martin has informed us that the water in the boiler room likely comes from groundwater seeping through the walls. This problem has existed for many years but has worsened over time due to the rising groundwater levels.

The caretakers and the board will continuously monitor the situation and take necessary precautions to minimize damage.

  As part of our ongoing work with a condition assessment of the property, the board has already initiated a thorough inspection of our entire sewage system, including a CCTV inspection. The goal is to ensure that our sewage system is in good condition and can best handle future stress. Until this work is complete, we must expect similar incidents to occur during future cloudbursts. Regardless of how much we do to secure the property, it will never be possible to fully prevent water from entering the building when such intense amounts fall as they did on Sunday, August 4.

Each resident is therefore responsible for securing their belongings in the basement storage rooms. If a resident has suffered water damage to their belongings in their storage room, they should contact their own insurance company.

Tips for elevator breakdowns
We would like to remind residents of what to do in case of an elevator breakdown. If you are stuck in the elevator, you should use the alarm button or call Danish Elevator Service directly to request help. If you notice from the outside that the elevator is not working, the caretakers should be contacted during normal working hours. In the evening and at night, Danish Elevator Service can be contacted; the respective phone numbers are listed in the elevators and on our website.

Harvest Festival
We look forward to gathering for this year’s harvest festival on Saturday, September 14, at 5:30 p.m. in the courtyard. The event will follow the same concept as last year, with tents, grills, beer, wine, and soda. The harvest festival is a great opportunity to enjoy good company and celebrate the season together. The festival is reserved for residents of the property, and we would like to encourage more of our younger residents to participate. Invitations are on the way, and further information about the event and registration will follow. The tent will remain up until Monday, when there will once again be an opportunity for resident-driven activities such as a flea market.

The cost is 50 DKK per participant over 15 years old, with a maximum of 150 DKK per family. Registration is made by payment via MobilePay 0306YF, indicating how many people are participating—both over and under 15 years old.

Walking tour in the Svømmehalskvarteret
There are still available spots for the second round of free walking tours in the Svømmehalskvarteret with Thomas Warburg, taking place on Tuesday, August 20. There will be two tours, from 4:00–5:30 p.m. and from 6:00–7:30 p.m. During the tour, you will – in Danish – hear stories about Guld-Harald and his two major buildings—Godthåbs Have and Hostrups Have, as well as housing in the Svømmehalskvarteret in the 1800s. The walk lasts 1.5 hours and can accommodate up to 25 participants. Registration is via the association’s email, ejerforeningen@godthaabshave.dk, on a first-come, first-served basis. All registered participants will receive a confirmation of their registration, and if the registration exceeds the number of spots, a waiting list will be created. Please note that the event is not suitable for children under 8 years old.

Play equipment in the courtyard and garden
We kindly remind parents to clean up after their children when using the courtyard and garden. Play equipment, such as toys, can be stored in the stroller shed, where small children’s bikes can also be parked. This will help reduce pressure on the bike racks.
