Nyt fra Bestyrelsen – juni 2021

Legionella
I forbindelse med det årlige tjek af vandkvaliteten i vores varmtvandsanlæg, blev der fundet en forhøjelse på niveauet af Legionellabakterier. Selvom bakterieniveauet var forhøjet, lå det fortsat på et niveau, hvor vi kunne holde vores varmtvandsanlæg åbent. For at være på den sikre side, iværksatte funktionærerne straks de anbefalede tiltag, herunder at øge temperaturen i varmtvandsbeholderne og at få renset varmtvandsbeholderen og vekslerne. Efterfølgende har vi fået fjernet rør til varmtvandshanerne i vaskerierne for at minimere risikoen for rørstrenge med stillestående varmt vand. Disse tiltag har fået bakterieniveauet til at falde markant.

En forhøjelse af Legionellabakterier er også konstateret i andre ejendomme på Frederiksberg.
Årsagen hertil kender vi ikke.

Vær opmærksom på, at Legionellabakterier er almindeligt forekommende i våde og fugtige miljøer – f.eks. i vandsystemer.

I forlængelse af kvalitetstjek og beboerinformation var der mulighed for at komme på ejendomskontoret for spørgsmål. Denne mulighed er der fortsat, herunder for at se analyserapporterne.

Faldstammeprojektet
Det indkaldte forligsmøde den 21. juni er udskudt, da alle parter ikke var i stand til at fremmøde på dagen.
Vi er i gang med at finde en ny dato, hvor alle involverede parter kan deltage.

Parasoller i gårdhaverne
Solen står højt på himmelen, og haveparasollerne bruges flittigt.
For at sikre lang holdbarhed på vores parasoller, vil vi derfor minde alle om at slå parasollerne ned og binde dem, efter brug.

Varme sommerdage – tag hensyn til hinanden både på altanerne og i gården
Det gode sommervejr nydes på altaner og i gården. Nogle nyder det varme vejr og de lyse aftener mere larmende end godt er.

Bestyrelsen vil derfor gerne erindre om:

  • at musik ikke afspilles i fri luft eller for åbne vinduer på en sådan måde, at de omkringboende generes.
  • at alle beboere har pligt til at vise hensyn og skab tryghed for de øvrige beboere.
  • at sammenkomster i gårdhaven skal slutte senest kl. 23.

Sammenkomster – husk toiletpapir, affaldsposer – sorter gerne affaldet’
Holder du en sammenkomst i en af gårdhaverne, så sørg venligst for:

  • at der er fyldt op med toiletpapir og håndsæbe på gårdtoilettet efter endt brug, så det også efter sammenkomsten er anvendeligt for de øvrige beboere.
  • at tage affaldsposer med til eget affald og sørge for at benytte den almindelige affaldssortering i gården, som hvis du afholdt sammenkomsten hjemme hos dig selv.
    Skraldespandene i haverne er ikke til ”partyaffald”, men tiltænkt restaffald i små mængder.
  • at samle og fjerne evt. cigaretskod/snuspuder inden gårdhaven forlades.

 

Bestyrelsen ønsker alle en fortsat god sommer.

News from The Board – June 2021

Legionella
In connection with the annual check of the water quality in our hot water system, an increase in the level of Legionella bacteria was found. Although the bacterial level was elevated, it remained at a level where we could keep our hot water system open. To be on the safe side, the Caretakers immediately implemented the recommended measures, including increasing the temperature in the hot water tanks and cleaning the hot water tank and the exchangers. Subsequently, we have removed pipes for the hot water taps in the laundries to minimize the risk of pipe strings with stagnant hot water. These measures have caused the bacterial level to drop significantly.

An increase in Legionella bacteria has also been found in other properties in Frederiksberg.
We do not know the reason for this.

Be aware that Legionella bacteria are common in wet and humid environments – e.g. in water systems.

In continuation of quality checks and resident information, it was possible to come to the Caretakers office for questions. This option is still there, including to view the analysis reports.

The Drainpipe project
The convened conciliation meeting on June 21 has been postponed as not all parties were able to attend on the day.
We are in the process of finding a new date where all parties involved can participate.

Garden umbrella in the yards
The sun is high in the sky and the garden umbrellas are used diligently.
To ensure long durability of our garden umbrellas, we will therefore remind everyone to fold the garden umbrella down and tie them, after use.

Hot summer days – pay attention to each other both on the balconies and in the yard
The good summer weather is enjoyed on the balconies and in the courtyard. Some enjoy the warm weather and the bright evenings more noisy than acceptable.

The Board would therefore like to remind you of:

  • that music is not played in the open air or for open windows in such a way as to disturb the surrounding residents.
  • that all residents have a duty to show consideration and create security for the other residents.
  • that gatherings in the courtyard must end no later than 11 PM.

Gatherings – remember toilet paper, garbage bags – feel free to sort the garbage
If you are having a gathering in one of the yards, please make sure:

  • that the toilet in the courtyard is filled up with toilet paper and hand soap after use, so that it can also be used by the other residents after the gathering.
  • take garbage bags with you to your own waste and make sure to use the usual waste sorting in the courtyard, as if you held the gathering in your own apartment .
    The rubbish bins in the yards are not for “party waste”, but intended residual waste in small quantities.
  • to collect and remove any cigarette butts / snuff pads before leaving the yard.

 

The Board wishes everyone a nice summer.

Gårdfest 2021 aflyses pga. coronasituationen
I denne coronatid er det svært at planlægge større organiseret arrangementer måneder frem. Hvordan udvikler pandemien sig? hvilke restriktioner gælder? Derfor har bestyrelsen valgt at aflyse årets gårdfest, der traditionelt ligger medio august. Bestyrelsen håber at kunne genoptage traditionen til næste år.

Fælles grillen tændes fortsat. Det eneste fælles ved disse arrangementer er den store varme grill. Resten er op til beboerne selv. Det er beboernes eget ansvar at følge de til en hver tid gældende coronaanvisninger.

Faldstammeprojektet
Der er indkaldt til forligsmøde mellem parterne mandag den 21. juni.

Bestyrelsen har valgt at anlægge syn og skøn ved Voldgiftsnævnet, fordi kvaliteten af det udførte arbejde ikke er fundet i orden. Ved syn og skøn vurderer en uvildig sagkyndig person fejl og/eller mangler ved et arbejde, der er i gang eller er afleveret på bygge- og anlægsområdet, hvor parterne er uenige om hvorvidt et byggearbejde er ordentligt udført.

Affaldshåndtering – ændret ordning
Frederiksberg Kommunen ændrer affaldsordningerne på baggrund af et nationalt krav.
Kommunen informerer alle ejere i etageejendomme direkte om den ændret ordning.

Den eneste ændring for 2021 er, at beboerne skal sortere mad- og drikkekartoner sammen med plast i rumopdelte plastcontainere. Det betyder alt andet lige det samme antal containere i vores gård.
Det er Frederiksberg Kommunen, der implementerer den ændret affaldsordning, hvorfor beboere bedes orientere sig, hvornår den ændret ordning reelt træder i kraft.

Renovering af de store gårdhaver – resterende arbejder
Der udestår det sidste renoveringsarbejder med af de store gårdhaver – græs og låger til legeområdet.
Rullegræs til de bare jordområder afventer leverandøren. Når rullegræsset er lagt, opsættes låger i åbningerne til legeområdet

Ordinær generalforsamling 2021 – udskydes pga. coronasitutiationen
Ordinær generalforsamling 2021 forventes p.t. at blive holdt i 3. kvartal 2021.

News from The Board – May 2021

Backyard party 2021 is canceled due to the corona situation
In this corona time, it is difficult to plan major organized events months ahead. How does the pandemic develop? what restrictions apply? Therefore, the Board has chosen to cancel this year’s backyard party, which traditionally takes place in mid-August. The Board hopes to be able to resume the tradition for next year.

The big barbecue will still be turned on. The only thing common to these events is the large hot barbecue. The rest is up to the residents themselves. It is the residents’ own responsibility to follow the corona instructions in force at any given time.

The Drainpipe project
A conciliation meeting has been convened between the parties on Monday 21 June.

The Board has chosen to make an inspection and assessment at the Arbitration Board, because the quality of the work performed has not been found to be in order. In the case expert appraisal, an independent expert assesses errors and/or deficiencies in a work that is underway or delivered to the building and construction area, where parties have disagreed whether a construction work has been properly carried out.

Waste management – changed scheme
Frederiksberg Municipality changes the waste schemes on the basis of a national requirement.
The municipality informs all owners of multi-storey properties directly about the changed scheme.

The only change for 2021 is that residents will have to sort food and beverage cartons along with plastic in compartmentalized plastic containers. All other things being equal, this means the same number of containers in our courtyard.
It is Frederiksberg Municipality that implements the changed waste scheme, which is why residents are asked to find out when the changed scheme actually takes effect.

Renovation of the large yards – remaining works
The last renovation work of the large yards – grass and gates for the play area is outstanding.
Rolled turf for the bare solls awaits the supplier. When the rolled turf has been laid, gates are set up in the openings for the play area

Annual General Meeting 2021 – postponed due to corona situation
The Annual General Meeting 2021 is expected p.t. to be held in Q3 2021.

 

The next board meeting is scheduled for June 14, 2021.

Fællesgrillen tændes 5 weekenddage over sommeren
Så går vi igen mod varmere tider, og bestyrelsen vil endnu engang byde velkommen til fælles grill.
Alle beboere i ejendommen er velkomne.

Datoer for arrangementerne 2021:

  • Søndag d. 6. juni kl. 17.30
  • Lørdag d. 26. juni kl. 17.30
  • Lørdag d. 10. juli kl. 17.30
  • Lørdag d. 7. august kl. 17.30
  • Lørdag d. 21. august kl. 12.30.

I tilfælde af regn, så aflyses arrangementet via ejerforeningens hjemmeside.

Konceptet er som følger:

  • Bestyrelsen sørger for, at der bliver tændt op i vores fællesgrill på de nævnte datoer og tidspunkter.
  • Der vil være grilltænger, håndsprit og skraldepose til rådighed, men man skal være velkommen til at medbringe sine egne grillredskaber i denne coronatid.
  • Beboerne kommer og griller deres egen mad.

Hele grillen bliver tændt op, så der er god varme på den fra det aftalte tidspunkt og i hvert fald 1,5 time efter arrangementets start, så du kommer bare, når du har lyst. Det står en frit for, om man vil blive i gården og spise sin mad eller om man vil tage det med hjem.

Da dette er et foreningsarrangement, forbeholder bestyrelsen os ret til at reservere fællesgrillen på de nævnte datoer 2 timer før arrangementets start samt at borde/bænke på den græsplæne, hvor fællesgrillen står, er forbeholdt de beboere, som deltager i dette arrangement. Egne beboerarrangementer, som kræver borde/bænke, må på disse tidspunkter rykke over på de andre græsplæner i gården.

Det er beboernes eget ansvar at følge de gældende coronaanvisninger, især forsamlingsforbud, på det givne tidspunkt. Det eneste fælles ved disse arrangementer er den varme grill. Resten er op til beboerne selv.

Der vil være mulighed for at hente ekstra borde og stole frem, hvis der er brug for det, så eventuelt afstandskrav kan overholdes.

Det er det eneste fællesarrangement, som vi har holdt fast ved i denne coronatid, og det gør vi også i år.

Faldstammeprojektet
Bestyrelsen vil rigtig gerne have gang i forligsmæssige drøftelser med projektets udførende parter.
Forsamlingsforbuddet har løbende spændt ben, da rene virtuelle møder ikke egner sig til forligsmæssige drøftelser. Der arbejdes nu på at få møde i stand med alle parter i maj måned.

Der er er to veje at gå – et forlig eller sag ved voldgiftsretten.

Ved syn og skøn vurderer en uvildig sagkyndig person fejl og/eller mangler ved et arbejde, der er i gang eller er afleveret på bygge- og anlægsområdet, hvor parterne er uenige om hvorvidt et byggearbejde er ordentligt udført.

Bestyrelsen har valgt at anlægge syn og skøn ved Voldgiftsnævnet, fordi kvaliteten af det udførte arbejde ikke er fundet i orden.

Altanudvalget i dialog med Frederiksberg Kommune
Altanudvalget har haft et kort forhåndsdialogmøde med Frederiksberg Kommune ultimo marts.
Kommunen, der må vejlede, men ikke rådgive, havde to budskaber – at et evt. altanprojekt skal tage højde for ejendommens enestående arkitektur, samt at lysindfald i lejlighederne skal sikres.

Altanudvalget arbejder videre med ovennævnte budskaber i udvalgets videre konkretisering af et altanforprojekt.

Et endeligt projektforslag skal godkendes af 2/3 af medlemmerne ved en generalforsamling og herefter godkendes af Frederiksberg Kommune via en byggetilladelse.

 

Næste bestyrelsesmøde er planlagt til den 5. maj 2021.


News from The Board – April 2021

The big barbecue is lit 5 weekends during the summer
We go again towards warmer times, and the Board will once again welcome you to a big barbecue.
All residents of the property are welcome.

Dates for the events 2021:

  • Sunday 6 June at 17.30
  • Saturday 26 June at 17.30
  • Saturday, July 10 at 17.30
  • Saturday, August 7 at 17.30
  • Saturday 21 August at 12.30.

In case of rain, the event will be canceled via the owners’ association’s website.

The concept is as follows:

  • The Board makes sure that our big barbecue is lit up on the mentioned dates and times.
  • There will be barbecue tongs, rubbing alcohol and a garbage bag available, but you are welcome to bring your own barbecue utensils during this corona period.
  • Residents come and barbecue their own food.

The entire barbecue is lit up, so there is good heat on it from the agreed time and at least 1.5 hours after the start of the event, so you just come when you feel like it. It is up to you whether you want to stay in the yard and eat your food or whether you want to take it home.

As this is an association event, the Board reserves the right to reserve the big barbecue on the mentioned dates 2 hours before the start of the event and that tables / benches on the lawn where the big barbecue is located are reserved for the residents who participate in this event. Own residents’ events, which require tables / benches, may at these times move to the other lawns in the yard.

It is the residents’ own responsibility to follow the applicable corona instructions, especially assembly bans, at the given time. The only thing common to these events is the hot barbecue. The rest is up to the residents themselves.

It will be possible to pick up extra tables and chairs if needed, so that any distance requirements can be met.

It is the only joint event that we have stuck to in this corona time, and we will do so again this year.

The Drainpipe project
The Board would really like to start conciliation discussions with the project’s parties .
The assembly ban has been tense on an ongoing basis, as pure virtual meetings are not suitable for conciliation discussions. Work is now underway to meet with all parties in May.

There are two ways to go – a settlement or case before the arbitral tribunal.

In the case expert appraisal, an independent expert assesses errors and/or deficiencies in a work that is underway or delivered to the building and construction area, where parties have disagreed whether a construction work has been properly carried out.

The Board has chosen to apply assessment via the Arbitration Board, because the quality of the work performed is not in order.

 The balcony committee in dialogue with Frederiksberg Municipality
The balcony committee has had a short pre-dialogue meeting with Frederiksberg Municipality at the end of March.
The municipality, which may guide but not advise, had two messages – tthat a possible balcony project must take into account the property’s unique architecture, and that light in the apartments must be ensured.

The balcony committee continues to work with the above-mentioned messages in the committee’s further specification of a balcony preliminary project.

A final project proposal must be approved by 2/3 of the members at a general meeting and then approved by Frederiksberg Municipality via a building permit.

 

The next board meeting is scheduled for May 5, 2021.

Altanudvalget i dialog med Frederiksberg Kommune
Altanudvalget har arrangeret et møde med Frederiksberg Kommune for en forhåndsdialog om vores altanprojektet, som holdes virtuelt her i marts måned. Mødet er et led i altanudvalgets arbejde med et forprojekt om at få monteret altaner mod gården.

Frederiksbergs kommune har udarbejdet vejledende anbefalinger ved opsætning af altaner på eksisterende etageejendomme med tillæg, som du kan læse på Frederiksberg Kommunes hjemmeside. Vejledning og tillæg giver et indblik i, hvad kommunen tænker angående altaner på etageejendomme.

Et endeligt projektforslag skal godkendes af 2/3 af medlemmerne ved en generalforsamling og herefter godkendes af Frederiksberg Kommune via en byggetilladelse.

Renovering af de store gårdhaver
De store gårdhaver ser noget medtaget ud. Sådan er det, når man renoverer. Der er p.t. bl.a. blevet plantet japanske kirsebærtræer, sommerfuglebuske samt hækplanter og blomstrende bunddækkeplanter er blevet flyttet. Beplantningen har fået et sted at bo og skal nu sætte sig og vokse. Låger til aflukke legeområdet bliver monteret som det sidste.

Ændringerne af gårdhaverne sker bl.a. på baggrund af brainstormingsmøde med beboere arrangeret af bestyrelsen samt en række e-mails fra beboere. Idéerne herfra er input til bestyrelsens arbejde med indretning af gården.

Bidrag gerne med at passe på vores nye beplantninger.

Gårdprojektet er, ligesom f.eks. brand- og klimasikring, projekter, bestyrelsen gennemfører parallelt med vedligeholdelsesopgaver, eller mens vi venter på at kunne komme videre med eller på at kunne komme i gang med andre opgaver.

Ildslukkere er nu sat op i opgange
Som led i bestyrelsens arbejde med brandsikkerhed er der sat 6 kg ildslukker op i hver opgang ved postkasserne. Opsætningen gør det muligt at have slukningsudstyr ved hånden, så beboer har mulighed for at slukke mindre brand, inden branden spreder sig.

Har det været nødvendigt at bruge ildslukkere til at slukke ild, giv venligst funktionærerne besked, så funktionærerne kan sikre, at der altid er en funktionsdygtig ildslukker.

News from The Board – March 2021

The balcony committee in dialogue with Frederiksberg Municipality
The balcony committee has arranged a meeting with Frederiksberg Municipality for a preliminary dialogue about our balcony project, which will be held virtually here in March. The meeting is part of the balcony committee’s work with a preliminary project to have balconies installed facing the courtyard.

Frederiksberg Municipality has prepared guidelines for the installation of balconies on existing multi-storey properties with supplement, which you can read on Frederiksberg Municipality’s website. Guidance (in Danish) and supplement (in Danish) provide an insight into what the municipality thinks regarding balconies on multi-storey properties.

A final project proposal must be approved by 2/3 of the members at a General Assembly and then approved by Frederiksberg Municipality via a building permit.

Renovation of the large yards
The large yards look somewhat included. This is how it is when renovating. There are p.t. among other things, Japanese cherry trees, butterfly bushes as well as hedge plants and flowering ground cover plants have been moved. The planting has been given a place to live and must now settle down and grow. Gates to close the play area will be fitted as the last.

The changes to the yards take place i.a. on the basis of brainstorming meeting with residents arranged by the Board as well as a series of emails from residents. The ideas (in Danish) from here are input to the Board’s work with the design of the farm.

Feel free to help take care of our new plantings.

The courtyard project is, like e.g. fire and climate protection, projects that the Board carries out in parallel with maintenance tasks, or while we wait to be able to move forward with or to be able to get started with other tasks.

Fire extinguishers are now set up in stairwells
As part of the Board’s work with fire safety, 6 kg fire extinguishers have been installed in each stairwell by the mailboxes. The setup makes it possible to have extinguishing equipment on hand, so that the resident has the opportunity to extinguish a small fire before the fire spreads.

If it has been necessary to use fire extinguishers to put out the fire, please inform the Caretakers so that the Caretakers can ensure that there is always a functional fire extinguisher.

Nyt fra Bestyrelsen – februar 2021

Mange arbejder hjemmefra. Tag hensyn til hinanden.
De danske myndigheder anbefaler fortsat at arbejde hjemmefra, så vidt det er muligt, for at stoppe smittespredning af coronavirus. Den opfordring er der heldigvis mange, der følger.

Mere hjemmearbejde, men også mere hjemmeskoling eller -pasning kan også give mere støjende aktivitet i lejlighederne.

Der er meget lydt i ejendommen, vi bor i, hvorfor Bestyrelsen opfordrer til, at vi alle viser hensyn til hinanden.
Oftest er naboer, der opleves som støjende ikke klar over, hvor lydt her er. En venlig hilsen kan ofte mindske problemerne. Vær opmærksom på, at lyd let transporteres gennem bygningen, hvorfor lyd kan komme fra andre steder i ejendommen end fra den lejlighed, man mener, lyden kommer fra.

Stil ikke din cykel mellem parkerede cykler i cykelstativer
Det kan være svært at komme til sin parkerede cykel i cykelstativet, når der er presset en cykel ind mellem to parkerede cykler. Parker venligst cyklen et andet sted.

Cykelstativerne er ikke beregnet til at stille cykler mellem parkerede cykler.

Behovet for cykelparkering er stort, derfor har bestyrelsen også valgt at opsætte flere cykelstativer.
Disse bliver monteret i løbet af foråret på beboelsesbygningen, hvor der bl.a. tidligere har stået papircontainere.

Branddøre i kælderen i bygningen på Godthaabsvej
Af hensyn til brandsikkerheden for beboelsesbygningen bliver der opsat branddøre mellem kælderen og bagtrapperne i bygningen på Godthaabsvej. Opsætning sker på anbefaling fra DBI – Dansk Brand- og sikringsteknisk Institut.

Arbejdet vil foregå de kommende måneder.

Frist for medlemsforslag er senest den 1. marts
Bemærk, at frist for medlemsforslag til ordinær generalforsamling er 1. marts jf. vedtægterne.

Medlemsforslag skal indgives skriftligt til bestyrelsens formand via e-mailadressen ejerforeningen@godthaabshave.dk eller i postkassen ved ejendomskontoret.

Ordinær generalforsamling 2021 forventes p.t. at blive holdt i 3. kvartal 2021.

Opfordring til at kandidere til bestyrelsen
Bestyrelsen opfordrer medlemmer til at stille op til bestyrelsen på kommende generalforsamling.
Når du sidder i bestyrelsen, får du mere viden om og mulighed for at påvirke udviklingen og driften af ejerforeningen.
Du er velkommen til at få info om bestyrelsesarbejdet hos nuværende bestyrelsesmedlemmer.

Ordinær generalforsamling 2021 forventes p.t. at blive holdt i 3. kvartal 2021.

Lovpligtigt glas i elevatordørene
Glassene i elevatordørene skal være lamineret, hvilket de ikke er, hvorfor glas i elevatorerne skal udskiftes. Baggrunden for udskiftningen er Bekendtgørelse 459 af 23 maj 2016.

Arbejdet vil foregå de kommende måneder.

News from The Board – February 2021

Many work from home. Pay attention to each other.
The Danish authorities recommend continuing to work from home, as far as possible, to stop the spread of coronavirus. Fortunately, there are many who follow that call.

More homework, but also more home schooling or babysitting can also provide more noisy activity in the apartments.

In our property sound is easily heard , which is why the Board encourages us all to show consideration for each other.
Most often, neighbors who are perceived as noisy are not aware of how noisy it is here. A friendly greeting can often alleviate the problems. Be aware that sound is easily transported through the building, which is why sound can come from other places in the property than from the apartment you think the sound is coming from.

Do not park your bike between parked bikes in bike racks
It can be difficult to get to your parked bike in the bike rack when a bike is pushed in between two parked bikes. Please park the bike somewhere else.

The bicycle racks are not intended to park bicycles between parked bicycles.

The need for bicycle parking is great, which is why the Board has also chosen to set up more bicycle racks.
These will be installed during the spring on the residential building, where i.a. previously stood paper containers.

Fire doors in the basement of the building on Godthaabsvej
For the sake of fire safety for the residential building, fire doors will be installed between the basement and the back stairs in the building on Godthaabsvej. Setup is on the recommendation of DBI – Danish Institute of Fire and Security Engineering.

The work will take place in the coming months.

Deadline for members’ proposals is no later than March 1
Note that the deadline for member’s proposals for the annual general meeting is 1 March, cf. the articles of association.

Statutory glass in the elevator doors
The glass in the elevator doors must be laminated, which they are not, which is why glass in the lifts must be replaced. The background for the replacement is Executive Order 459 of 23 May 2016.

The work will take place in the coming months.

Slå pappet sammen, inden du kommer det i papcontaineren
For at udnytte pladsen i papcontainerne, slå pappet sammen, inden du putter det i papcontaineren, så der også er plads til naboens papaffald. Alt for ofte tager papkasser plads for andres papaffald.

Altanudvalg i arbejdstøjet
Bestyrelsen søgte for et par måneder siden nye medlemmer til altanudvalget. Fem nye medlemmer er trådt ind i udvalget, der allerede har holdt et par møder – et af dem med input fra ekstern altanleverandør. Opgaven er dog kompleks. Bygningen er præmieret af Frederiksberg Kommune og er siden blevet registreret med bevaringsværdi Høj i kraft af bl.a. arkitekturen. Og derfor må vi forvente, at vi skal præsentere et både æstetisk og særligt gennemtænkt projekt, hvis kommunen skal godkende projektet.

Faldstammeprojektet
Bestyrelsen har modtaget skønserklæringen fra skønsmandens syn og skøn, som er tilgået medlemmerne.

Ejerforeningen kan være yderst tilfreds med skønsmandens vurdering.

Bestyrelsen har indkaldt til forligsmøde i januar, men grundet forlængelse af COVID-19-retningslinjer til 7. februar 2021 er forligsmøde udsæt til snarest muligt efter denne dato.

Fastelavn 2021
Grundet Corona har vi valgt at aflyse vores fastelavnsarrangement i år. Vi håber at kunne genoptage det igen under mere normale forhold i 2022.

Hensatte genstande på køkkentrapperne fjernes
Bestyrelsen vil erindre om, at det er forbudt at hensatte diverse genstande af hensyn til brandsikkerhed og fri og sikker færden i opgangene. Forbuddet gælder også andre fælles arealer som hovedtrapperne og kældergangene.

Funktionærerne foretager løbende tjek og fjerner genstande uden ansvar for ejerforeningen.

Renovering af de store gårdhaver
Bestyrelsen fortsætter sit arbejde med indretning af gården, hvor turen og tiden er kommet til renovering af de to store gårdhaver. Tiltagene sker bl.a. på baggrund af brainstormingsmøde med beboere og en række e-mails fra beboere. I hovedtræk sker der følgende:

Den store/midterste gårdhave bliver yderligere hegnet ind af grønne hække og låger i hækåbningerne.
Gårdhave er karakteriseret ved bl.a. sit legeområde. Tiltaget sker for beskytte legende børn og give tryghed ved bilkørsel omkring gårdhaven. Langs hækken mod garageanlægget bliver der plantet fire blomstrende træer til erstatning for de pinde, der stritter op af hækken, bl.a. for at give flere skyggeområder. Hvor der er huller eller døde planter i hækken bliver disse erstattet af nye hækplanter.

Den sydlige store gårdhave bliver der langs hækken mod garageanlægget plantet fire blomstrende træer til erstatning for de pinde, der stritter op af hækken samt to træer med pilespidse pigge, bl.a. for at give flere skyggeområder. Hvor der er huller eller døde planter i hækken erstattes disse af nye hækplanter. Ved den sydlige indgang til gårdhave bliver der plantet sommerfuglebuske.

Arbejdet vil foregå de kommende måneder.

News from The Board – January 2021

Fold the cardboard before placing it in the cardboard container
To take advantage of the space in the cardboard containers, fold the cardboard before putting it in the cardboard container, so there is also room for the neighbor’s cardboard waste. All too often, cardboard boxes take up space for other people’s cardboard waste.

Balcony project
A few months ago, the Board called for new members for the balcony committee. Five new members have joined the committee, which has already held a few meetings – one of them with input from an external balcony supplier. However, the task is complex. The building has been awarded by Frederiksberg Municipality and has since been registered with the conservation value High by virtue of e.g. the architecture. And therefore we must expect that we must present both an aesthetic and particularly well-thought-out project if the municipality is to approve the project.

The Drainpipe project
The Board has received the statement of assessment from the assessor’s views and assessments, which have been passed on to the members.

The owners’ association can be extremely satisfied with the appraiser’s assessment.

The Board convened a conciliation meeting in January, but due to the extension of the COVID-19 guidelines until 7 February 2021, the conciliation meeting has been postponed to as soon as possible after this date.

Fastelavn 2021
Due to Corona, we have chosen to cancel our Fastelavn event this year. We hope to be able to resume it under more normal conditions in 2022.

Provisions on the kitchen stairs will be removed
The Board will recall that it is forbidden to leave various objects for reasons of fire safety and free and safe movement in the stairwells. The ban also applies to other common areas such as the main stairs and the basement corridors.

The caretakers regularly check and remove objects without responsibility for the owners’ association.

Renovation of the large yards
The Board continues its work with the interior design of the courtyard, where next is and time has come for the renovation of the two large yards. The measures take place i.a. on the basis of brainstorming meeting with residents and a series of emails from residents. In general, the following happens:

The large / central yard is further fenced by green hedges and gates in the hedge openings.
The yard is characterized by i.a. its play area. The initiative is made to protect playful children and provide security when driving around the yard. Along the hedge towards the garage, four flowering trees will be planted to replace the sticks that protrude from the hedge, i.a. to provide more shadow areas. Where there are holes or dead plants in the hedge, these are replaced by new hedge plants.

Ildslukkere i opgange
Som led i bestyrelsens arbejde med brandsikkerhed vil der blive opsat 6 kg ildslukker i hver opgang ved postkasserne. Opsætningen gør det muligt at have slukningsudstyr ved hånden, så beboer har mulighed for at slukke mindre brand, inden branden spreder sig.
Arbejdet vil foregå de kommende måneder.

Hensatte genstande på køkkentrapperne forbudt
Bestyrelsen vil erindre om at det er forbudt at hensatte diverse genstande af hensyn til brandsikkerhed og fri og sikker færden i opgangene. Hensatte genstande fjernes uden ansvar for ejerforeningen.

Faldstammeprojektet
Skønsmanden har meldt, han er forsinket med skønsrapporten bl.a. pga. kompleksiteten af spørgsmålene.
I skrivende stund afventer bestyrelsen skønsrapporten.

Kontrakt om levering af internet fornyet – rabat på routerkøb
Ejerforeningens kontrakt med Fiberby om levering af internet er fornyet med 3 år.
Fornyelsen for brugerne betyder, som det eneste, at prisen stiger 5 kr. pr. måned.
Prisforhøjelsen træder først i kraft pr. 1/4 2021. Stigningen, som Fiberby gennemførte for deres øvrige boligforeningskunder for et år siden, sker altså først til næste år for abonnenter i ejerforeningen.
Prisstigningen reguleres automatisk af Fiberby.

Internetforbindelsens kvalitet kan afhænge af din router. Fiberby giver 200 kr. til rabat på køb af router hos dem frem til og med 31/3 2021 via Fiberbys webshop eller ved telefonkøb. Brug koden: Godthåbshave.

Internetabonnement med Fiberby er alene et forhold mellem abonnent og Fiberby, hvorfor abonnenten altid skal kontakte med Fiberby for sit abonnement og sin internetforbindelse.

Gratis centrifugering
Bestyrelsen vil erindre om at det er muligt at centrifugere gratis på program 9 på vaskemaskinerne i vaskerierne.

Denne ordning blev etableret i forbindelse med en tidligere bestyrelse valgte af udfase stand-alone centrifugerne. Den sidste centrifuge i vaskeri 2 af oprindelig i alt 3 er nu stået af og fjernet.

Tinglysning af vedtægtsændringer
Generalforsamlingen i 2019 vedtog en række vedtægtsændringer.
AMH EjendomsInvest ApS, der ejer erhvervslejlighederne på Godthåbsvej , har stævnet Ejerforeningen med påstand om ændring af vedtægternes § 23.4 er ugyldig, hvis Tinglysningsretten accepterer vedtægtsændringen. Tinglysningsretten har tinglyst vedtægtsændringerne, som vedtaget på generalforsamlingerne 4/4-2019 og 13/5-2019. Af proceduremæssige årsager har RETTEN PÅ FREDERIKSBERG givet stævner ret, hvorfor bestyrelsen vælger at aflyse ændring af vedtægternes § 23.4.
Når aflysningen er sket, fremsendes sammenskrevet vedtægter til medlemmerne.

Altanprojekt
Arbejdsudvalget for altanprojektet efterlyste i forrige nyhedsbrev kræfter til at bidrage til fremdriften i arbejdet. Bestyrelsen har modtaget en række henvendelser, og personer er inviteret til inddragelsesmøde primo december i år.

Juleferie
Funktionærerne kan træffes på sædvanlige tidspunkter mandag, tirsdag og onsdag mellem jul og nytår.

Juledagene er typisk højtid for indbrud. Derfor vil bestyrelsen opfordre til, at alle holder ekstra øje med eventuelle uregelmæssigheder i opgange og øvrige fællesarealer.

Bestyrelsen ønsker alle en glædelig jul og godt nytår.

News from The Board – December 2020

Fire extinguishers in stairwells
As part of the Board’s work with fire safety, 6 kg fire extinguisher will be installed in each stairwell next to the mailboxes. The setup makes it possible to have extinguishing equipment on hand, so that the resident has the opportunity to extinguish a small fire before the fire spreads.
The work will take place in the coming months.

The appraiser has reported that he is late with the appraisal report, among other things due to the complexity of the questions.

Contract for delivery of internet renewed – discount on router purchases
The Owners’ Association’s contract with Fiberby for the delivery of internet has been renewed for 3 years.
The renewal for the users means, as the only thing, that the price increases DKK 5 per month.
The price increase will not take effect until 1/4 2021. The increase that Fiberby carried out for their other housing association customers a year ago will not take place until next year for subscribers in the Owners’ Association.
The price increase is automatically regulated by Fiberby.

The quality of your internet connection may depend on your router. Fiberby gives DKK 200 for a discount on the purchase of a router at Fiberby from now and until and including 31/3 2021 via Fiberby’s webshop or by telephone. Use the code: Godthåbshave.

Internet subscription with Fiberby is only a relationship between subscriber and Fiberby, which is why the subscriber must always contact Fiberby for his subscription and his internet connection.

Free centrifuge
The Board would like to remind that it is possible to centrifuge for free on program 9 on the washing machines in the laundries.

This arrangement was established in connection with a previous Board decided to phase out the stand-alone centrifuges. The last centrifuge in laundry 2 of originally a total of 3 has now been dismantled and removed.

Registration of amendments to the articles of association
The general meeting in 2019 approved a number of amendments to the articles of association.
AMH EjendomsInvest ApS, which owns the commercial apartments on Godthåbsvej, has sued the Owners’ Association with a claim that an amendment to Article 23.4 of the Articles of Association is invalid if the Land Registry Court accepts the amendment to the Articles of Association. The Registry Court has registered the amendments to the articles of association, as adopted at the general meetings 4/4 2019 and 5/13 2019. For procedural reasons, the COURT OF FREDERIKSBERG has ruled in conventions, which is why the Board chooses to cancel amendment of Article 23.4 of the Articles of Association.
When the cancellation has taken place, the written articles of association are sent to the members.

Balcony project
In the previous newsletter, the working committee for the balcony project called for efforts to contribute to the progress of the work. The Board has received a number of inquiries, and people have been invited to an involvement meeting at the beginning of December this year.

Christmas holidays
The Caretakers can be met at the usual times on Monday, Tuesday and Wednesday between Christmas and New Year.

The Christmas days are typically a holiday for burglary. Therefore, the Board will encourage everyone to pay extra attention to any irregularities in stairwells and other common areas.

The Board wishes everyone a Merry Christmas and a Happy New Year.

Containerne langs beboelsesbygningen flyttes – ny affaldsstation og flere cykelstativer
Af hensyn til brandsikkerheden for beboelsesbygningen bliver affaldscontainerne flyttet væk herfra på anbefaling fra DBI –Dansk Brand-og sikringsteknisk Institut.

Som følge af ovennævnte vil der ske en omfordeling af containerne i gården, og på den måde vil der også kunne tilgodeses andre behov og hensyn.

  1. Der bliver etableret en tredje affaldsstation i midten af gården. De to andre stationer er de eksisterende, som er i begge ender af gården. Den tredje station bliver etableret på den halvdel af tørrepladsen, der vender mod garageanlægget. Der vil blive etableret hegn mellem tørreplads og affaldsstation. Indgang til affaldsstationen bliver fra garageanlægssiden. Indgang til tørrepladsen bliver den samme.
  2. Den selvbestaltet motorcykelparkering bliver nedlagt.
  3. Lugtgener og andet fra det organiske affald fra madcontainerne, som i dag er placeret ved opgangene, undgås.
  4. På beboelsesbygningen bliver der monteret cykelstativer lig de stativer, der findes i forvejen, og der hvor der bl.a. har stået papircontainere.

Arbejdet vil foregå de kommende måneder.

Glascontainere flyttes
Glascontainerne, der står i begge ender af gården, flyttes ind på midten af gården for at mindske lydgener for lejlighederne fra glassorteringen, og til de to andre glascontainere ved barnevognsskuret, som kan tage noget af lyden.

Hjælp til nedbæring af bænkesæt
Borde/bænke skal ind for vinteren. I foråret bad vi beboerne om hjælp til at få borde/bænke op i gården, da vi kun havde 1 funktionær på det tidspunkt. Nu har vi 2 funktionærer, men den ene funktionær må ikke bære noget tungt for tiden, og derfor vil bestyrelsen derfor høre, om der er nogle stærke mænd og kvinder, som vil være behjælpelig med til at bære vores borde/bænk i kælderen.

Vi mødes i gården ved sandkassen den 5. nov. kl. 18:15 –  der er 9 sæt, som skal bæres ned. Bestyrelsen stiller med mundbind, håndsprit og plastikhandsker samt en vand / sodavand som tak for hjælpen. Varighed ca. 1 time.

Kloakbrønde i gården
5 kloakbrønde i gården synker, og det er derfor tid til vedligeholdelse.
Trafik vil fortsat kunne afvikles. Der må beregnes periodevis gene for trafikken.

Arbejdet vil foregå de kommende måneder.

Faldstammeprojektet
Skønsforretningen blev afholdt som planlagt den 2. juli.
Skønsmanden har efterfølgende været i ejendommen til egne opfølgende undersøgelser af to omgange.
I skrivende stund afventer bestyrelsen skønsrapporten.

Altanprojekt
Det er længe siden, at der er kommet nyt fra altanudvalget. Det skyldes dels at vi har brugt en del tid på at indsamle erfaringer fra andre ejendomme, der har fået lavet altaner, dels at vi har arbejdet på at finde designeksempler på altaner, der arkitektonisk og stilmæssigt passer til vores ejendoms facade mod gården, og dels at vi har været ramt af manglende ressourcer i udvalget pga. ændring i udvalgsmedlemmers arbejdsbyrde og bl.a. pga. corona-pandemien.

Status er lige nu, at vi har fundet et designforlæg, vi vil bruge til udbudsmaterialet og fået indkredset de altanvirksomheder, vi ønsker at sende udbudsmateriale til. Vi søger pt. efter en fagkyndig, der kan stå for udarbejdelse af udbudsmaterialet. Udvalgets medlemmer føler ikke selv, at de har den nødvendige ekspertise på området til at kunne stå for denne del.

Skulle der være beboere, der ønsker at bistå med det videre arbejde, er de meget velkomne til at henvende sig.

Halloween i en corona-tid
Bestyrelsen henstiller til at følge Sundhedsstyrelsens råd om ikke markere Halloween f.eks. med slikindsamling fra dør til dør, da sådant arrangement kan være forbundet med risiko for smittespredning.

Håndspritdispenser i vaskerierne
Bestyrelsen vil bidrag til at mindske smittespredning generelt og særdeles i denne tid med COVID-19 og har valgt opsætte håndspritdispenser i vaskerierne. Funktionærerne sørger for at påfylde dispenserne.

Cykeloprydning
Det er tid til cykeloprydning.

Cykler, der

  1. ikke kan bruges som cykel (mangler styr, saddel, dæk, eller har flade dæk)
  2. er ulåste eller
  3. ikke bruges (har støvet overflader eller henstår ubrugt)

fjernes fra gården og sættes i cykelkælderen ved garage 33 til venstre fra medio november.

Cykeloprydning er også varslet med opslag i opgangene.

Forureningsundersøgelse via Region Hovedstaden
Regionen har kortlagt en del af grunden Aksel Møllers Have 2,2B, 2C, 4 og Godthåbsvej 35-41, som forurenet på vidensniveau 2, som betyder, at der er konstateret forurening. Forureningen vil samtidig blive nuanceret med forureningskategorien F1. Bestyrelsen vurderer, at kortlægningen ikke har nogen umiddelbare konsekvenser.

Erantis i hækken
For at bidrage til en grønnere og mere blomstrende gårdhave, bliver der sået erantis i hækken langs den høje bygning. Dog vil der gå en rum tid, fra såning til de nye planter blomstrer, da erantis først blomstrer, når knolden har nået en vis størrelse.

News from The Board – October 2020

The containers along the residential building are being moved – a new waste station and several bicycle racks
For the sake of fire safety for the residential building, the waste containers will be moved away from here on the recommendation of DBI – Danish Institute of Fire and Safety Engineering.

As a result of the above, there will be a redistribution of the containers in the courtyard, and in this way it will also be possible to meet other needs and interest.

  1. A third waste station will be established in the middle of the courtyard. The other two stations are the existing ones, which are at both ends of the courtyard. The third station will be established on the half of the drying area facing the garage. Fences will be established between the drying area and the waste station. Entrance to the waste station will be from the garage side. Entrance to the drying area will be the same.
  2. The self-ordered motorcycle parking will be closed.
  3. Food waste and other things from the organic waste from the food containers, which are currently located at the stairwells, are avoided.
  4. Bicycle racks similar to the racks that already exist will be installed on the residential building, and where, among other things, have stood paper containers.

The work will take place in the coming months.

Glass containers are moved
The glass containers, which stand at both ends of the courtyard, are moved into the center of the yard to reduce noise nuisance for the apartments from the glass sorting, and to the other two glass containers at the stroller shed, which can take some of the sound.

Help with carry down bench sets
Tables / benches must be ready for winter. In the spring we asked the residents for help to get tables / benches up in the yard, as we only had 1 caretaker at that time. Now we have 2 caretakers, but one caretaker is not allowed to carry anything heavy at the moment, and the Board will therefore hear if there are any strong men and women who will be helpful in carrying our tables / bench in the basement.

We meet in the yard by the sandbox on 5 Nov. at 18:15 PM – there are 9 sets to be carried down. The Board provides facemarsks, hand sanitiser and plastic gloves as well as a water / soda as a thank you for the help. Duration approx. 1 hour.

Catchpit in the courtyard
5 catchpit in the courtyard are sinking and it is therefore time for maintenance.
Traffic will continue to be able to flow. Periodic nuisance to traffic must be calculated.

The work will take place in the coming months.

Drainpipe project
The appraisal business was held as planned on July 2nd.
The appraiser has subsequently been in the property for his own follow-up investigations of two rounds.
At the time of writing, the Board is awaiting the appraisal report.

Balcony project
It has been a long time since news has come from the balcony committee. This is partly because we have spent a lot of time collecting experiences from other properties that have had balconies made, and partly because we have worked on finding design examples of balconies that architecturally and stylistically fit our property’s facade facing the courtyard, and partly that we have been affected by a lack of resources in the committee due to a change in the workload of committee members and i.a. due to corona pandemic.

The status is right now that we have found a design template that we will use for the tender material and have identified the balcony companies we want to send tender material to. We are currently looking for after an expert who can be responsible for preparing the tender material. The members of the committee do not themselves feel that they have the necessary expertise in the field to be able to handle this part.

Should there be residents who want to assist with the further work, they are very welcome to contact.

Halloween in a corona time
The Board recommends following the National Board of Health’s advice not to mark Halloween e.g. with door-to-door candy collection, as such an arrangement may be associated with the risk of spreading the infection.

Hand sanitiser dispenser in the laundries
The Board will contribute to reducing the spread of infection in general and in particular during this time with COVID-19 and has chosen to set up hand sanitiser dispensers in the laundries. The caretakers make sure to refill the dispensers.

Bicycle cleanup
It’s time for bike cleanup.

Bicycles which

  1. cannot be used as a bicycle (lacks handlebars, saddle, tires, or has flat tires)
  2. are unlocked or
  3. not used (has dusty surfaces or remains unused)

will be removed from the courtyard and put in the bike cellar at garage 33 to the left from mid-November.

Bicycle clean-up has also been announced with notices in the stairwells.

Pollution investigation in the courtyard
The Region Hovedstaden has mapped part of the plot Aksel Møllers Have 2,2B, 2C, 4 and Godthåbsvej 35-41, as contaminated at level 2, which means that contamination has been found. At the same time, the pollution will be nuanced with the pollution category F1. The Board assesses that the mapping has no immediate consequences.

Eranthis in the hedge
To contribute to a greener and more flowering courtyard, Eranthis are sown in the hedge along the tall building. However, a space of time will pass, from sowing until the new plants bloom, as the Eranthis only blooms when the tuber has reached a certain size.

Undgå rotter og indbrud
Der er blevet fanget flere rotter i kælderen over sommeren. Vi skal undgå rotter, da rotter udgør en sundhedsrisiko.

  1. Hold vinduer i kælderen lukket eller i låst position
  2. Hold døre til kælderen lukket
  3. Sikre at døre – både til gaden og til gården – lukker.

Det er også vigtigt at holde dørene i og til fællesarealer lukket for minierne risikoen for indbrud og for at minimere evt. brand i at sprede sig.

Overhold husorden m.v.
De sidste halve års har bestyrelsen konstateret eller modtaget klager over manglende overholdelse af husordenen m.v. – alt lige fra lejlighedsrenovering, grill på altan, vaskerireservationer, hunde i gården, affaldssortering – flere brud end bestyrelsen plejer.

Derfor vil bestyrelsen rette opmærksomheden på, at det alle beboers pligt at udvise hensyn iht. husordenen m.v.

Skorstene vedligeholdes
En række skorstene på taget trænger til at blive repareret.
Arbejdet starter i uge 39 og løber til uge 43. Vedligeholdelsen vil ske via stilladser uden for ejendommen.
De “berørte” opgange vil blive yderligere informeret ved opslag i opgangene.

Faldstammeprojektet
Skønsforretningen blev endeligt afholdt, som planlagt den 2. juli, og alle partere deltog.
Skønsmanden er nu i gang med at besvare spørgsmål, foretage egne undersøgelser og skrive sin skønsrapport.

I skrivende stund forventer bestyrelsen at modtage skønsrapporten i dette kvartal.

Avoid rats and burglary
Several rats have been caught in the basement over the summer. We must avoid rats as rats pose a health risk.

1. Keep windows in the basement closed or in the locked position
2. Keep basement doors closed
3. Ensure that doors – both to the street and to the courtyard – close.

It is also necessary to keep the doors in and to common areas closed to the mines the risk of burglary and to minimize any fire in spreading.

Observe house rules etc.
In the last six months, the Board has found or received complaints about non-compliance with house rules etc. – everything from apartment renovation, barbecue on the balcony, laundry reservations, dogs in the yard, waste sorting – more violations than the Board usually see.

Therefore, the Board will draw attention to the fact that it is the duty of all residents to show consideration in accordance with the house rules etc.

On the owners’ association’s website, you will find instructions and guidelines for different situations.

The Board attaches to this newsletter house rules for pleasant refreshment.

Chimneys are maintained
A number of chimneys on the roof need to be repaired.
The work starts in week 39 and runs until week 43. The maintenance will take place via scaffolding outside the building.
The “affected” entrances will be further informed by notices in the entrances.

Drainpipe project
The appraisal business was finally held, as planned on July 2, and all parties participated.
The appraiser is now in the process of answering questions, predicting his own surveys and writing his appraisal report.

At the time of writing, the Board expects to receive the report in this quarter.

 

The next board meeting is scheduled for September 8, 2020.

Fællesgrillen tændes 4 weekenddage over sommeren
For at skabe samvær og hygge blandt beboerne, tænder bestyrelsen op i den store grill:

Lørdag d. 27. juni kl. 17.30
Lørdag d. 25. juli kl. 18.00
Søndag d. 16. august kl. 13
Lørdag d. 5. september kl. 17.30.

Du/I medbringer selv kød og tilbehør mv. Om du bliver i gårdhaven og spiser med os andre, eller tager dine grillpølser med ind, er helt op til dig.

Det er deltagernes eget ansvar at følge myndighedernes Corona-retningslinjer, som god håndhygiejne, behørig afstand mv.

I tilfælde af regn, aflyses arrangementet. Aflysning sker via vores hjemmeside.

Havestole i gårdhaven
Bestyrelsen har valgt at købe havestole som et supplement til bord-bænke-sættene for at skabe varierede siddemuligheder i gårdhaven. Samtidig fjerner bestyrelsen diverse havemøbler, der er kommet til af andre, primo juli.

Sammenkomster i gårdhaven
For sammenkomster i gårdhaven vil bestyrelsen præcisere, at det ikke er tilladt beboere at reservere hele eller dele af gårdhaven og/eller gårdhaveinventar. Gårdhaven, -møbler mv. skal være tilgængelig for alle beboere.

Retningslinjer for sammenkomster i gårdhaven på ejerforeningens hjemmeside opdateres med denne information.

Sommerfesten 2020
Grundet Corona med de tilhørende retningslinjer har bestyrelsen valgt at aflyse sommerfesten i gårdhaven, der traditionelt ligger medio august. Bestyrelsen håber at kunne genoptage traditionen til næste år.

Faldstammeprojektet
Skønsforretningen er planlagt til den 2. juli.
Skønsmanden har opfordret parterne til at sikre deltagelse for at kunne gennemføre skønsforretningen inden sommerferieperioden. I skrivende stund har alle parter meddelt deres deltagelse.

Ved syn og skøn vurderer en uvildig sagkyndig person fejl og/eller mangler ved et arbejde, der er i gang eller er afleveret på bygge- og anlægsområdet, hvor parterne er uenige om hvorvidt et byggearbejde er ordentligt udført.

Bestyrelsen har valgt at anlægge syn og skøn ved Voldgiftsnævnet, fordi kvaliteten af det udførte arbejde ikke er fundet i orden.

Grill ikke tilladt på altanerne – brug gerne gårdhaven
Bestyrelsen minder om, at det ikke er tilladt at grille på altanerne, for ikke at genere andre beboere med røg og lugt.

Grill gerne på de flisebelagte områder i gårdhaven.
Bemærk, at private grill, der ikke er fjernet i løbet af sensommeren, vil blive bortskaffet af funktionærerne efter uge 42.

COVID-19-restriktioner fastsat af bestyrelsen er ophævet
De sidste COVID-19-restriktioner fastsat af bestyrelsen er nu ophævet.
Bestyrelsen henstiller fortsat til at følge myndighedernes retningslinjer om Corona.

 

Bestyrelsen ønsker alle en god sommer.

News from The Board – June 2020, # 2

The large barbecue lights 4 weekend days over the summer
In order to create contact and enjoyment among the residents, the Board lights up the large grill:

Saturday, June 27, 5:30 PM
Saturday, July 25  6 PM
Sunday, August 16, 1 PM
Saturday, September 5, 5:30 PM.

You bring your own meat and accessories, etc. Whether you stay in the courtyard and join others, or bring your grilled meeat with you, it’s entirely up to you.

It is the participant’s own responsibility to follow the authorities’ Corona guidelines, such as good hand hygiene, proper distance, etc.

In the case of rain, the event is canceled. Cancellation is announced on website.

Garden chairs in the courtyard
The board has chosen to buy garden chairs as a supplement to the table-bench sets to create varied seating options in the courtyard. At the same time, the Board removes various garden furnitures that has been added by others in early July.

Gatherings in the courtyard
For gatherings in the courtyard, the Board will specify that residents are not allowed to reserve all or part of the courtyard and / or garden furnitures. The courtyard, furnitures, etc. must be accessible to all residents.

Guidelines for gatherings in the courtyard on the owners’ association’s website are updated with this information.

Summer Party 2020
Due to Corona and the accompanying guidelines, the Board has chosen to cancel this year’s the summer party in the courtyard, which is traditionally mid-August. The Board hopes to be able to resume tradition next year.

Drainpipe project
The Expert appraisal is scheduled for July 2.
The expert has urged the parties to secure participation in order to be able to complete the expert appraisal before the summer holiday period. At the time of writing, all parties have announced their participation.

In the case expert appraisal, an independent expert assesses errors and/or deficiencies in a work that is underway or delivered to the building and construction area, where parties have disagreed whether a construction work has been properly carried out.

The Board has chosen to apply assessment via the Arbitration Board, because the quality of the work performed is not in order.

Grill not allowed on the balconies – please use the courtyard
The Board recalls that it is not allowed to grill on the balconies, so as not to bother other residents with smoke and odors.

Please note that private barbecues not removed during the late summer will be disposed of by the caretakers after week 42.

COVID-19 restrictions set by the Board have been lifted
The last COVID-19 restrictions set by the Board have now been lifted.

The Board still recommends to follow the authorities Corona’s guidelines.
